These terms and conditions are applicable to all users of the website. By using this website you agree solely, without modification, to the terms and conditions listed below. Rental Stays Listing Service Inc. shall hereby be referred to as RentalStays in the Terms & Conditions.
Users who are listing properties on the RentalStays website shall hereby be referred to as 'listers' in these Terms & Conditions. Users who are searching for rental properties on the RentalStays website shall hereby be referred to as 'renters' in these Terms & Conditions.
RESPONSIBILITY
RentalStays acts soley as a listing service for vacation rental property listers. As such it offers the service of providing vacation rental information, as provided by the listers to prospective renters who use the website. RentalStays assumes no liability or responsilbity for accuracy of information provided on this website by listers. RentalStays does not verify, confirm or qualify any of the persons who are listing properties nor any of the properties listed within this website.
Users of this website must agree to all of the terms and conditions listed on this page in order to use this website.
RENTERS RESPONSIBILITIES
Renters should be aware that the information on each property listing found on this website is provided by a lister, this includes, but is not limited to, any pricing, deposit, cancellation and refund information. In no way does RentalStays verify the information provided by the lister. The renter is responsible for verifying the information provided on any and all property listings for which they are inquiring. RentalStays is not responsible for the refund of any rental fees or deposits for any reason.
LISTERS RESPONSIBILITIES
Listers are responsible to qualify any and all renters they accept for rental of their property. RentalStays does not incur any responsiblitly for any payment, deposit or refund disputes, damage to property or missing property that may occur throughout the rental process.
LISTING CONDITIONS AND CONTENT
All listing are meant to advertise one property in a single location. Advertising more then one property on a single listing is strictly prohibited. Multiple listing discounts are given to property listers that operate more than one property. Listings can include a single link to an external site and contact phone numbers, however site links and contact numbers must be placed only within the authorized locations on a listing. Links, email address or phone numbers can only reside within the "Inquire about this Property" box located at the bottom of each listing. Links, email address or phone numbers location in any other area within a listing may be removed without notice.
All listings must adhere to content conditions as set by RentalStays. Any listings that include content deemed to be inappropriate or offensive to users will be removed without notice. This includes but is not limited to written content and/or images that relate to violence, hate, discrimination or a sexual nature. RentalStays holds final opinion as to what is deemed inappropriate and can remove unacceptable content without notice.
INQUIRY FORMS
Property inquiries sent through the website are sent to the lister in an email format. While it is the ultimate goal of RentalStays to deliver qualified rental inquiries to the lister, at times there may be undesirable, unsolicited or fraudulent requests that are sent through to listers. RentalStays is strongly against unsolicited email (SPAM) and does not in any way participate in or tolerate the use of unsolicited email as a form of communication. RentalStays works to limit the amount of unqualified inquiries, however, cannot stop them completely.
Since inquiries are sent in the form of email, listers who have email accounts with SPAM filtering may find it benefitial to adjust or allow email inquiry forms from RentalStays so has not to miss any property inquiries.
RIGHTS OF LISTING OWNERSHIP
RentalStays has the right to refuse, remove or edit any property listers and/or property listings from the website. Once activated, property listings fall under the ownership of RentalStays and cannot be copied or reproduced without permission from RentalStays.
LOCAL LAWS AND REGULATIONS
Property owners are responsible for investigating and adhering to all local regulations including, but not limited to permits, licenses, occupancy taxes, and safety compliances.
OWNERSHIP
All the contents within this website are the property of RentalStays. This website is intended for personal use only and is not to be used for commercial purposes. None of the content found on this website may be reproduced, republished, displayed, distributed, modified, sold, or transferred without the written consent of RentalStays.
This website is to be used to gather and/or advertise information on vacation rentals, including furnished apartments, hotels and bed & breakfasts. This website is also to be used to make legitimate inquiries for vacation rental properties. This website may not be used to make any false or fraudulent inquiries or property listings.
JURISDICTION AND LEGALITY
RentalStays and its website is controlled in Vancouver, British Columbia, Canada. Any legal disputes that may arise shall be under the jurisdiction of British Columbia laws and regulations.
RentalStays does not divulge customer information to any third parties, however, we may do so if required by government or law enforcement authorities, court order, or to protect the rights and/or properties of Rental Stays Listing Service Inc.
RentalStays cannot be held liable for any loss, damage or injury of any nature whatsoever whether to person or property that may arise from the use of this website. By using this website you hereby understand and agree without modification to the terms and conditions listed above.
